Besides a comfortable living environment, convenient traffic, guaranteed delivery time and a reasonable payment policy are demanded by many young buyers.

Pham Thanh Toan’s (28 years old, a banker) home buying story originates in a few words: An advertisement in a financial newspaper. But the young man has more than one concern when making the decision to buy his first apartment.

“Many young people like me are afraid to buy apartments in central districts due to expensive prices and traffic jams. If I buy an apartment in the city center, when I or my wife changes jobs in the future, we might have to travel further to a new workplace. From this point of view, I focus on projects in between, with equivalent travel time to the city center and other districts. 

For example, from my office in District 3, near Tu Du Hospital, I consider limiting my travel time to 20-25 minutes. If later my office changes to District 1, District 2, or the other side of Thu Thiem tunnel and even District 5, the estimated distance remains the same. 

From here, I narrow my selections to projects on Vo Van Kiet Boulevard towards the west of HCMC which is a large highway, allowing smooth traveling to work with less traffic. This is also the intersection connecting the west and east HCMC to National Highway 1A, Mai Chi Tho to Thu Thiem tunnel or Nguyen Huu Canh and Ton Duc Thang streets. Traveling to work is very convenient from Vo Van Kiet Boulevard as this is where large banking corporations are located, and near where me and my wife work.

When buying a house, couples like us have a small budget from savings over years. Therefore, choosing a reputable investor is a requirement to ensure our satisfaction and peace of mind.

Got married at 25, and buying a VND  2 to 3 billion apartment is great pressure for us. This is the reason why I did a thorough research of well-known projects in the east, as well as took preferences from existing projects, delivery time, etc. I was able to understand the experience and the reputation of the investor before making the investment.

I don't care about other construction partners for landscape, apartment design, etc. because I trust that the investors have chosen their partners carefully. 

Young adults often focus on facilities and I’m not an exception. Besides health and training facilities, I’m also interested in the green elements.

Due to our limited time at home, our demand for facilities is quite low. For young families, basic training facilities are mandatory. Gym and yoga in particular depend on individual needs. The project that I chose has a local space exclusive to residents, so it’s secure and has lots of trees, suitable for a walk, run, or swimming on weekends. Those are also my requirements for an apartment.

Moving into the AK1 apartment of the new Akari City from December 2021, though I have not spent much time experiencing the facilities but my overall opinion is that the investors have provided all the facilities as committed, and the green coverage in the project is optimal and reasonable. In the future, when all 3 phases are completed, this integrated township will become bustling with multi-layer facilities, suitable for future needs when our family is expanded.

Selecting the right apartment type is very important as we have to balance our budget and apartment capacity. In 2019, with our budget at the time and no children, I chose to buy a 2-bedroom apartment with a total area of ​​​​56 m2.

Based on the income level of a young professional who only started working for a few years, we had to choose small apartments in the lower segment of the project. Regardless, this apartment is spacious enough and still ensures privacy for us when we have visitors. Besides, a two-bedroom apartment is how we prepare for our family with more members in the future. 

Another criteria for home buying is apartment design. In Akari City, I rate the Japanese minimalist design, the diversification in design for different target groups, and reasonable layout, 8/10 points. Thanks to the simple design, the interior fitout is also quite easy.

From personal experience, I think that buying a house is impossible for single people who have an income of around VND 30 million, without financial support from their families. Personally, I had planned to buy a house in 2019, when I got married.

At the age of 25, my wife and I had to start paying the first payment. Our income was not high but good enough to contribute to the payment. Lucky for us that we work in the finance-banking industry so we have big year-end bonuses, which eased out our payment process. 

We agreed that our monthly salaries are spent on rent, accommodation, gas... and saving (not too much), and the year-end bonus will be used for house buying. From 2019 to 2021, we have to make periodic payments in 2 years.

Currently, we still have a debt from the purchase. But we have owned our first house. Having worked in the finance-banking industry, we leveraged the support packages and discounted loans to shorten the payment time. 

Over time, our salaries were increased, making payment more comfortable. Therefore, I think for young families, the solutions to buying a house are saving and paying in installments, and taking advantage of supporting programs and promotions. From there, each person can allocate their own finances.
